[RECAP] DID YOU MISS OUR MONTHLY WEBINAR FOR THE MONTH OF AUGUST

“Introduction to JCT Contracts: Choosing the Right Form for your Project”

JCT isn’t one contract, it’s a family of 5 main forms. Picking the wrong one causes most project problems.

We discussed the 5 forms and when to appropriately use them as summarized below 👇

The 5 forms & when to use them:

  1. Standard Building Contract (SBC): Under this, Employer designs, Contractor builds. It is best for complex projects like hospitals, schools, etc., where the client wants design control.
  2. Design & Build (DB): The Contractor does both design and build. It is best for projects where speed and price certainty is desirable, like warehouses/offices.
  3. Intermediate Contract (IC): As the name implies this is in between the SBC and DB and suitable for mid-size projects especially ones involving less paperwork. Good for refurbishments and straightforward jobs.
  4. Minor Works (MW): This is suitable for small works where minimal administration is involved. Good for maintenance and small extensions.
  5. Subcontracts: Used for subcontract works and must link to SBC, DB, or IC to avoid gaps in liability.
